Miami's most exclusive private island

Living on Fisher Island

Fisher Island took its modern shape in 1927, when its then-owner Carl Fisher traded part of it to William K. Vanderbilt II for the 265-foot yacht Eagle. Vanderbilt built a Mediterranean-style mansion there, designed by architect Maurice Fatio and completed in 1941, now restored and part of the club.

Today's Fisher Island Club brings together a private beach, two deep-water marinas, a 9-hole championship golf course designed by P.B. Dye, tennis courts on all four Grand Slam surfaces, and a full spa, all on the same island.

Access is exclusively by private ferry, departing every 10 minutes, 24 hours a day, from a terminal in Miami Beach, with a crossing of about 7-8 minutes. There is no bridge. Inside the island, the usual way to get around is by golf cart, reflecting an extremely low population density.

That combination of privacy, a complete private club and restricted access explains why Fisher Island is one of the highest-income ZIP codes in the United States, and within our portfolio, the highest median-priced area in Miami.

Fisher Island currently has 28 active condos for sale, priced between $3,860,000 and $14,160,000 with a median of $5,325,000 — the highest median price across our entire Miami portfolio. Median size is 2,742 square feet.

The median HOA is $16,124 a month, well above any other Miami area we work in, because it includes the full private club rather than just building upkeep. The median build year is 1989, and there are no units flagged as new construction today: all active supply is resale in the island's already-established buildings.

Frequently asked questions about condos in Fisher Island

Answers to the most common questions about prices, access, HOA fees and the process of buying a condo on this island.

Fisher Island is the most exclusive address in the Miami portfolio we work in: a private island reachable only by ferry, with no bridge, sitting inside one of the highest-income ZIP codes in the United States. It's a structurally limited-supply market — only 28 active condos on the entire island today — built for an ultra-high-net-worth buyer, not the typical investment profile of other Miami areas.

  • Live — You want total privacy and a full private club inside a low-density island.
  • Invest — You're after a structurally limited-supply market, backed by a real barrier to entry: ferry-only access.
  • Second home — You'd rather have maximum privacy, away from mainland Miami's traffic and noise.
  • Family wealth — You're interested in a capital-preservation asset at the most exclusive address in South Florida.

Who buys on Fisher Island? Ultra-high-net-worth families seeking total privacy, not just a property; International buyers looking for South Florida's most exclusive address; Buyers who prioritize limited supply and a private club over a central location; Families looking for a multigenerational property in a low-density, high-security setting.

Mostly resale units in already-established buildings, with a median build year of 1989. There is no inventory flagged as new construction on the island today.

Fisher Island is a structurally limited-supply market, supported by restricted ferry access and an ultra-high-net-worth buyer profile. It's the highest-priced area in our Miami portfolio, so its investment logic is different from a more accessible entry-price area: it prioritizes scarcity and privacy over rental volume. We don't guarantee returns: we help you evaluate each opportunity against real market data.

Yes. International buyers can purchase property without being U.S. residents or citizens. Financing options exist depending on the buyer's profile, though many transactions in this price segment are done in cash. We help you understand both paths.

The access: it's the only area in our Miami portfolio you can't reach by bridge, only by ferry, yacht or helicopter. That restriction, combined with a complete private club with a beach, marina and golf, plus the legacy of the 1941 Vanderbilt Mansion, makes it a market with no direct comparison elsewhere in Miami.
