1. Who we are

PFS Realty Group is a real estate agency based in South Florida that advises foreign buyers and investors on purchasing, financing, renting and managing property. This website is www.pfsrealty.com.

2. What data we collect

Your data reaches us in two ways.

What you give us. The forms on this site ask for your name, your email address and your WhatsApp number, and we record which page you wrote from. When you contact us on WhatsApp we receive the number you write from, your profile name and the content of the conversation.

What is recorded automatically as you browse. Your IP address, the browser and device you use, your configured language, the pages you visit, how long you spend on each one, clicks and scrolling within the page, and how you reached the site — a search engine, an ad, or a link someone shared. An approximate city- or country-level location is derived from your IP address, never your exact address.

We do not ask for identity documents, bank details or financial information through this website. When that information is needed for a transaction, it is handled off the website through the appropriate channel.

3. What we use it for

• To answer your enquiry and advise you on the properties you are interested in.
• To send you properties, developments and market information that match what you are looking for.
• To understand how the site is used and improve it.
• To measure the results of our advertising and show you more relevant ads.
• To meet the legal, accounting and regulatory obligations that apply to a real estate agency in Florida.

4. Cookies and browser storage

We use cookies and local browser storage for three distinct purposes:

• Function and preferences. We store the currency you choose to view prices in, so we don't have to ask again. That stays on your device.
• Analytics. They tell us how many people visit each page, where they come from and what path they take through the site.
• Advertising. They let us know whether an ad turned into a real enquiry, and show ads to people who have already visited the site.

You can delete or block cookies in your browser settings. If you block them the site still works — you can browse properties and contact us just the same. What is lost is the measurement and your currency preference.

5. Third-party tools running on this site

These tools load on the pages you visit and receive data about your browsing:

• Google Tag Manager — manages the site's other measurement tags.
• Meta Pixel (Facebook and Instagram) — measures which visits come from our ads and allows ads to be shown to people who have already been on the site.
• Hotjar — records movement within the page (clicks, scrolling, cursor movement) to show where people get stuck. We send it no identifier of yours: the analysis is aggregate and cannot be used to work out who you are.
• Google Maps — displays the property and neighborhood maps.
• Google Fonts — loads the site's typefaces.
• YouTube — plays the videos embedded on some pages.
• Our marketing agency's measurement script — attributes each enquiry to the campaign that generated it.

Each of those companies handles data under its own privacy policy, and all of them receive at least your IP address by virtue of serving content from their servers.

6. Who we share your data with

• Our customer relationship management system (CRM), where your contact details and conversation history are stored.
• Meta and Google, to measure and optimize advertising, as described above.
• Hotjar and our marketing agency, for site and campaign analysis.
• Our professional partners — banks and lenders, attorneys, insurers, property managers — only when you ask us for help with that step, and only with what is needed to handle it.
• Where a competent authority requires it by law.

We do not sell your personal data, and we do not pass it to third parties so they can market their own products to you.

7. Where your data is processed

In the United States. The site, our CRM and the measurement tools are hosted there, so if you contact us from Colombia, Mexico, Peru or any other country, your data is transferred to and stored in the United States, under the laws of that country.

8. How long we keep it

We keep your contact details and conversation history for as long as there is a commercial relationship or active interest on your part, and after that for as long as we need to meet our legal, accounting and tax obligations. Once it is no longer needed for either, we delete it. You can ask us to delete it sooner at any time.

9. Your rights

You can ask us at any time to tell you what data we hold about you, to correct anything that is wrong, to delete it, or to stop using it to send you information. To do so, write to ventas@pfsrealty.com from the email address you contacted us with, or to WhatsApp +1 954 560 8294.

To stop receiving our WhatsApp messages, simply reply STOP. Our emails carry an unsubscribe link at the bottom.

If you would rather not see our personalized ads, you can change that in the ad settings of your Facebook or Instagram account and of your Google account, which is where those preferences are managed.

10. Minors

This site is intended for adults interested in buying, renting or investing in property. We do not knowingly collect data from anyone under 18. If you believe a minor has given us their data, write to us and we will delete it.

11. Links to other sites

Some pages link to sites we do not operate: real estate portals, developer pages, social networks. Once you leave www.pfsrealty.com the other site's policy applies; this one covers only what happens within this site.

12. Security

We apply reasonable measures to protect the information you give us, including an encrypted connection (HTTPS) across the whole site and restricted access to our CRM. No internet-connected system is infallible, so we cannot guarantee absolute security.

13. Changes to this policy

We may update this policy when our tools or the applicable rules change. The date of the last update appears at the top of this page. If a change materially affects how your data is used, we will announce it on the site.
