Bay Harbor Islands incorporated on April 28, 1947, when businessman Shepard Broad acquired two undeveloped mangrove islands and filled them in with his own capital and down payments from lot sales. By 1951, 550 residents already lived there across 46 private homes, and that same year the Shepard Broad Causeway opened, connecting the town to the mainland.
The west island became residential, and the east island — known as Kane Concourse — became its commercial corridor, today home to one of the largest concentrations of mid-century MiMo (Miami Modern) architecture in the region.
The residential inventory has gone through an active refresh in recent years: KAI Condos, built in 2016 with 54 residences across two low-rise towers, opened the door to a new generation of boutique projects like Alana (certificate of occupancy in February 2025), Bay Harbor Towers (delivering Q4 2026) and La Baia North (Q1 2027).
Bay Harbor Islands is today a small, low-density town with its own school (Ruth K. Broad Bay Harbor K-8 Center), facing Bal Harbour Shops and minutes from Surfside, Sunny Isles Beach and Aventura.
Bay Harbor Islands has 164 active condos for sale across the MLS today, with a median entry price of $1,080,000 and a median HOA of $1,818 a month. Of that inventory, 23 units are new construction — 14% of the total, the highest share among the small enclaves of northern Miami-Dade.
That profile combines the best of both worlds: established resales like KAI Condos (2016) alongside new projects like Bay Harbor Towers, Alana, Solina Bay Harbor and La Baia North, with staggered deliveries between 2025 and 2027. The median build year of active inventory is 2016 — among the most recent in the area.
