Gaia Residences rises next to the Hollywood Beach Golf Club, between Miami and Fort Lauderdale. Its 238 residences range from studios to three bedrooms, with an intermediate one-plus-den collection, and most face the golf course fairways, the ocean, or both at once. It's the developer's central promise: green fairways on one side, open water on the other.

The tower is by CFE Architects, with more than 40 years shaping the South Florida skyline from Miami Lakes and honors like the 2021 Structures Award for Best Residential Project. The interiors and common areas are by ID & Design International. Developed by Alta Developers, under its founder and CEO Raimundo Onetto, with more than 4,000 units delivered across South Florida in projects like Casa Bella by B&B Italia, Cassia The Residences at Coral Gables and One Paraiso.

What amenities and views does Gaia offer?

Located facing the Hollywood Beach golf course: Gaia. A building with every amenity you could imagine, more than 8,000 m² of amenities, where we'll have two pools, a game area, spa, gym. It's 18 floors positioned with direct views of the golf course, the ocean in the background, or a mix of both, with different floor plans that fit every interest, from studios up to three bedrooms.

What are the kitchen and bathroom finishes like?

There are two points that are always very important in an apartment's finishes: the bathrooms and the kitchen. Right now we're in the kitchen finishes: quartz countertops, cabinets imported from Italy, appliances and a bar. I love it because it has a very Miami style, very fresh, very fitting for this climate we have here — warm all year round — and it really invites you to be immersed in the beach, the ocean, in enjoying the area and the city.

The bathrooms are in perfect harmony with the kitchen's décor and the apartment's overall finishes. Quartz countertops, beige tones, light colors that blend beautifully and also match the building's finishes.

They're two lifestyle memberships from the developer that no other condominium in Hollywood offers: GAIA Beach gives private beach access with branded umbrellas and loungers, and GAIA Golf includes membership at the Hollywood Beach Golf Club, right next to the building. It's why most residences face the fairways, the ocean, or both at once.

It can be rented. On the minimum term it is worth being precise: the rental rules —how many days minimum and how many rentals per year— are set by the condominium declaration, and the material published by the developer does not spell them out. Before you sign we confirm them for you in writing against the current documents, because your income model depends on it. And if you also want us to manage the property after closing, we do that too.

The plan set publishes studios from 625 total square feet, one-bedroom residences between 831 and 1,024 square feet (the latter with a den), two-bedroom residences from 1,141 square feet, and three-bedroom residences up to 1,423 square feet. In total there are 238 residences, with 1 to 2 bathrooms. Each type also has mirrored and lower-floor variants; the full table is further up this page.

Italian-designed kitchens with integrated Bosch appliances, large-format imported porcelain tile flooring and European self-closing cabinetry. Ceilings range from 9 to 14 feet with floor-to-ceiling windows, and every residence has a private terrace. Bathrooms carry backlit mirrors, the primary bedroom brings custom closets, and there are smart thermostats and a front-loading washer-dryer.

The plan is 5% at reservation, 5% at 45 days, 10% at contract signing, 10% at construction start, 10% at topping off and the remaining 60% at delivery. The estimated delivery is 2029. In pre-construction, dates shift, so confirm it with us and against the contract before signing rather than taking it from a website.
