The development

Palm Tree Residences Miami: the first residence by the Palm Tree Crew brand

37 stories in the heart of Downtown Miami's entertainment district, with access to the Palm Tree Club ecosystem

Palm Tree Residences Miami is the first residential offering by Palm Tree Crew, the global lifestyle platform founded by DJ and producer Kygo and by Myles Shear, at the intersection of music, travel and culture. Ownership grants access to the Palm Tree Festivals and to the brand's place in cultural moments like F1 Miami, Art Basel, The Masters, the Super Bowl, the World Cup final and New Year's Eve in St. Barths. In the words of Myles Shear, CEO and co-founder of Palm Tree Crew: «Palm Tree Residences Miami isn't just a place to live: it's the natural evolution of everything we've built with Palm Tree Crew. From the start, Kygo and I set out to create a world where music, travel and culture would meet. Now, for the first time, we're bringing that world home».

The tower has 37 stories and its architect is Kobi Karp Architecture & Interior Design, in charge of both the architecture and the interiors. Developed by Property Markets Group (PMG), Lion Development Group, Sterling Equities y Eden Residential. The address is 1018 North Miami Avenue, in the heart of Downtown Miami's entertainment district, steps from Miami Worldcenter and the Brightline MiamiCentral station. The developer itself advertises short-term rental flexibility.

The residences range from studio-style junior suites to three-bedroom units, all fully furnished and finished, with a private balcony and Miami skyline views. The kitchens feature Italkraft design, with Miele appliances integrated, custom countertops and undermount sinks; the bathrooms have Waterworks fixtures and spa-like finishes, and select units include a den with a Murphy bed to maximize space.

Frequently asked questions

Palm Tree Crew is the global lifestyle platform founded by DJ and producer Kygo and by Myles Shear, at the intersection of music, travel and culture, with a presence at F1 Miami, Art Basel, The Masters, the Super Bowl, the World Cup final and New Year's Eve in St. Barths. Palm Tree Residences Miami is its first residential offering anywhere in the world, so ownership grants access to the brand's ecosystem: the Palm Tree Festivals, priority entry and curated experiences that no other building in the area offers.

Yes: the developer explicitly advertises short-term rental flexibility. On the minimum number of nights and how many times a year, it's worth being precise: that's set by the condominium declaration, and the published material doesn't spell out a number. We confirm it for you in writing against the current documents before you sign, because your income model depends on it. And if you also want us to manage the property after closing, we do that too.

The floor-plan set publishes 19 lines per floor, from Jr. Suite to 3-bedroom units, from 478 to 1,209 interior sq ft, with 1 to 3 bathrooms. On five levels (10, 16, 21, 31 and 36) the same lines come with larger terraces, and line 19 also grows on the inside only on those floors. The total residence count —around 475— is our own calculation based on the 19 lines per floor and the 25 residential levels documented, not a figure the developer publishes; it's confirmed against the condominium declaration. The full table is further up this page.

All residences arrive fully furnished and finished, with a private balcony and Miami skyline views. The kitchens are Italkraft-designed with integrated Miele appliances and custom countertops; the bathrooms have Waterworks fixtures and spa-like finishes; and select units include a den with a Murphy bed. Washer and dryer come integrated.

More than 57,000 sq ft across three levels: the Palm Tree Club Venue on the ground floor, a full floor of wellness and gym (golf simulator, climbing wall, movement studio, steam, sauna and cold plunge), and the Palm Tree Beach Club on the rooftop, with an infinity pool, bar and lounge, chef's kitchen and swim spa. It also adds a lobby with 24-hour concierge, valet parking and Palm Tree cruiser bikes for residents.

The plan is 10% at contract signing, 10% at 160 days, 10% at groundbreaking, 10% one year after groundbreaking and the remaining 60% at closing. Estimated delivery is December 2029. In pre-construction, dates shift, so confirm it with us and against the contract before signing, rather than taking it from a website.

Yes. You do not need US residency or citizenship to buy. There are banks that lend to foreign buyers, usually with a larger down payment than for a resident, and we connect you with them. We are not financial advisors: what we do is guide you through the process and put you in front of the real financing options, on the terms each bank confirms to you in writing.

PFS Realty is a single company for the whole process: financing, purchase, property management and insurance. We have spent more than 24 years working with buyers from Colombia, Mexico, Venezuela and the rest of Latin America, in their own language and with support before and after closing. You do not have to coordinate a separate bank, broker, manager and insurer yourself.
