The development

An island of its own between Miami Beach and Downtown

Shoma Bay is a 2.8-acre mixed-use development in North Bay Village, the island community that separates Miami Beach from the mainland across Biscayne Bay. The tower will have 21 stories and 327 residences, from studios to three-bedroom units and two-story penthouses, with 360° ocean and Miami skyline views from every unit. The ground floor adds 6,315 sq ft of retail, anchored by a 36,068 sq ft Publix, a rooftop restaurant and the developer's own "Shoma Bazaar" food hall. Today you buy on plans, before the 2026 delivery and before the price adjusts to the value of a finished waterfront tower.

Shoma Group is the developer: a Miami-based builder founded in 1988 by Masoud Shojaee, with more than 10,000 residences delivered and more than USD 5 billion in real estate transactions, according to its own corporate material. Its completed projects include CityPlace Doral, The Flats, Park Square and Ten30 South Beach. The architectural design is by MSA Architects.

The 376 to 1,442 sq ft range is the one already indexed on this project's page. Separately, the plans for five lower-level penthouses that did reach this pass document interiors of 1,632 to 2,741 sq ft — above that general range. The developer advertises duplex penthouses separately from the rest of the inventory; see the floor plan table below for the detail on those five models.

Floor plans

The models documented by the available floor plans

From the three-bedroom Unit C1 on a typical floor to the five lower-level penthouses in that category, with up to 2,741 sq ft interiors. This is the set of sheets the developer's plan package brought for this pass, not the tower's full catalog of 21 lines. We'll confirm the exact floor plan, availability and price of the unit you're interested in before you decide.

The sq ft in each row are what the developer's own sheet prints; they were not converted or rounded. The five models marked "penthouse" belong to the lowest level of that category (each sheet's location diagram places them next to lines A1, A2, A3 and B1A on the same floor) — they are not the tower's tallest or largest penthouses, only the ones documented by the plan package available in this pass.

Table coverage: six models out of a total of 327 residences across 21 floors. The rest of the inventory — studios, one- and two-bedroom units, and the remaining typical-floor and penthouse lines — is described only as an aggregate range in Specifications, because no plan for those lines reached this pass. No model row is invented to fill out the table.

Location

On the island between Miami Beach and the mainland

Shoma Bay is at 1850 John F. Kennedy Causeway, in North Bay Village — the island community on Biscayne Bay that connects Miami Beach to the mainland. It's an uncommon position in South Florida: direct access to the main road toward Miami Beach and the MiMo District, with shops, restaurants and schools nearby, without sitting inside the Ocean Drive tourist corridor or Brickell's congestion.

What's nearby

  • Located at the corner of 79th Street Causeway and East Treasure Drive, with direct access to the road connecting North Bay Village to Miami Beach and the MiMo District
  • Miami Design District, the Brightline station, I-95 Expressway, Miami International Airport (MIA), Wynwood Walls, Brickell, Port of Miami and Miami Beach: all between 10 and 20 minutes by car, per the developer's connectivity map
  • The project's own ground-floor retail: a 36,068 sq ft Publix, a rooftop restaurant and the "Shoma Bazaar" food hall
Amenities

Amenities designed for both the owner-occupant and the renter

Investment opportunity

Why invest in this area?

North Bay Village didn't see a single new development between 2000 and 2020, according to the developer's own market analysis. That changed: by 2025 the community had accumulated USD 1.5 billion in new construction, spread across five condo developments and 947 new residences. Shoma Bay is one of those five. It's an area starting from zero in new housing supply, on the island connecting Miami Beach to the mainland, with direct access to both and its own retail anchor — a Publix, a rooftop restaurant and a food hall — on the building's own ground floor.

Frequently asked questions

Because today you get in from USD 500,000, ahead of the 2026 delivery, when the price typically adjusts to the value of a finished tower with 360° ocean and bay views.

Yes. We guide you through the entire process: search, financing options for non-residents, legal and accounting handling, from Colombia, Mexico or Venezuela.

From 376 to 1,442 square feet in the general inventory, with 0 to 3 bedrooms and 1 to 3.5 bathrooms. Separately, the developer offers two-story penthouses: the five models with a documented floor plan so far run from 1,632 to 2,741 sq ft interior. We'll confirm the exact floor plan for the unit you're interested in before you reserve.

The project's own ground floor adds 6,315 sq ft of retail: a 36,068 sq ft Publix, a rooftop restaurant and the developer's "Shoma Bazaar" food hall. It's retail that belongs to the building, not a neighboring shopping center, so both the owner-occupant and the short-term-rental guest have a supermarket and food on foot, without crossing the street.
