A 20-story, 250-foot tower in the North Beach neighborhood of Miami Beach, steps from the ocean and the Intracoastal
72 Carlyle is a 20-story tower with 134 one- to three-bedroom residences, plus a collection of 11 penthouses on the top floors, in the North Beach neighborhood of Miami Beach. Italian designer Piero Lissoni signs both the interiors and the building's 45,000+ square feet of amenities — what the developer itself calls the "Carlyle Club" — and describes the project as bringing "the Italian Riviera to Miami Beach."
The architecture is by Arquitectonica. Developed by Lefferts, with more than two decades in private real estate development between New York and South Florida — the same group behind Palma Miami Beach Residences, a few blocks away. The building includes a double-height lobby with floor-to-ceiling windows, 24-hour attended reception, valet with EV charging, and security monitoring at every access point.
The address is 600 72nd Street / 7130 Carlyle Ave, on the corner of 72nd Street and Carlyle Avenue, in the North Beach neighborhood of Miami Beach. Bal Harbour, Surfside, and the Faena District are minutes away. Inside each residence: private terrace, ceilings up to 10 feet, floor-to-ceiling windows and sliding doors with impact-resistant glass, Italian cabinetry kitchen with Gaggenau appliances, and a primary bath with double vanity, freestanding tub, and separate rain shower in most units.
Each line repeats across several floor bands, with the same interior layout and slightly different exterior square footage depending on the level. The A5 is the smallest residence in the building and sets the entry price; the C1, with a private elevator and 2,097 interior square feet, is the largest outside the penthouse collection.

72 Carlyle is only Lefferts' second tower in the North Beach neighborhood of Miami Beach — a few blocks from Palma Miami Beach Residences, the same group's first project in this area. It's just 134 residences and 11 penthouses in total, on a corner facing the ocean and the Intracoastal, minutes from Bal Harbour Shops, Surfside, and the Faena District: an already-established retail and dining corridor, not a bet on future development. On short-term rentals, the developer's own materials are precise: it's permitted as of the date of that document, subject to each owner obtaining a certificate of use from the City of Miami Beach, with no guarantee that the current rules will stay the same in the future — this is not a promise from PFS or the developer.

Before you sign, we confirm the rules in effect against the condominium and city documents. If you'd also like us to manage the property after closing, we do that too.
The floor plan set publishes 12 distinct lines, from one to three bedrooms, between 770 and 2,097 interior square feet (986 to 2,962 sq ft with terrace), with 1 to 3.5 baths. It adds a collection of 11 penthouses on the top floors, with 12- to 14-foot ceilings and wrap-around glass, whose square footage the developer hasn't published yet. The full table of the 12 lines is higher up on this page.
An expansive private terrace, ceilings up to 10 feet with floor-to-ceiling windows and sliding doors in impact-resistant glass, custom Italian cabinetry, and integrated Gaggenau appliances. Most residences have a five-fixture bathroom, with a double vanity, freestanding tub, and separate rain shower. Elevators are high-speed with access control.
Estimated delivery is 2028. The material available so far doesn't publish a percentage-based payment schedule — we confirm it against the reservation contract before you sign, instead of announcing a plan the developer itself hasn't made public yet.
Yes. You do not need US residency or citizenship to buy. There are banks that lend to foreign buyers, usually with a larger down payment than for a resident, and we connect you with them. We are not financial advisors: what we do is guide you through the process and put you in front of the real financing options, on the terms each bank confirms to you in writing.
PFS Realty is a single company for the whole process: financing, purchase, property management and insurance. We have spent more than 24 years working with buyers from Colombia, Mexico, Venezuela and the rest of Latin America, in their own language and with support before and after closing. You do not have to coordinate a separate bank, broker, manager and insurer yourself.
