The development

The Perigon Miami Beach: 73 oceanfront residences designed by OMA

200 linear feet of private coastline in Mid-Beach, with interiors by Tara Bernerd & Partners and LEED Gold certification

The Perigon has only 73 residences and 8 guest suites, all with direct views of the Atlantic Ocean over 200 linear feet of private coastline — one of the last stretches of beachfront this size still left undeveloped in Miami Beach. Each unit starts at USD 4,450,000, with interiors ranging from 2,100 to 6,700 square feet across 2- to 4-bedroom layouts.

The development is by Mast Capital and Starwood Capital Group, with architecture by OMA (Office for Metropolitan Architecture), the firm founded by Pritzker Prize winner Rem Koolhaas — his first residential work in Miami Beach. The building is composed of a series of diamond-shaped towers that converge toward the Atlantic and Biscayne Bay, maximizing water views and privacy on both sides. The interiors are by Tara Bernerd & Partners and the landscaping by Gustafson Porter + Bowman, the same combination of firms that already sustains resale value in other iconic Miami Beach towers.

The LEED Gold certification lowers the building's operating cost and answers growing demand from international buyers for sustainable developments. Each residence has a private elevator entrance, 10-foot ceilings, floor-to-ceiling windows and expansive private terraces — and shares an amenity suite designed as a sequence of exclusive experiences for residents, not a generic luxury-building package.

Investment opportunity

Why invest in this area?

Miami Beach has no undeveloped stretches of beachfront this size left: 200 linear feet of private coastline, in a position equidistant from Bal Harbour and South Beach, is exactly the kind of parcel no developer gets to assemble again on this island. Mid-Beach also concentrates the two factors that most protect an oceanfront investment: low availability of new land and international buyer demand that isn't slowing down. When oceanfront supply is this short, the case for buying isn't the promise of one more development — it's that this land doesn't come around twice.

Frequently asked questions

Because there are only 73 residences with full Atlantic views, on one of the last available coastal parcels in Miami Beach; land scarcity keeps the value above the market average.

The design by OMA, founded by Rem Koolhaas, the LEED Gold certification, and interiors by Tara Bernerd & Partners: the same tier of firms behind Miami Beach's best-reselling buildings.

Yes. We guide you through the entire process: financing for non-residents, legal and tax structure, and complete closing management without needing to travel to Miami.

With the material we have available today, we can't give you a delivery date or a payment schedule: the developer's brochure is a lifestyle and design piece, not a sales deck with that calendar, and our own records don't have it either. As soon as the developer publishes it we'll confirm it to you, and before you sign we'll hand it to you in writing against the purchase contract — don't take it from any website, including this one.

For now we have the complete plan set for 2 of the tower's 6 lines per floor: Residence 05 (2 bedrooms, 2,973 sq ft with terrace) and Residence 01 (4 bedrooms, 7,550 sq ft with terrace). The other 4 lines, including the 3-bedroom ones, aren't in the material we've received from the developer — ask us for the complete plan set and we'll get it to you as soon as it's available.

PFS Realty is one company for the entire process: financing, purchase, property management and insurance. We've spent more than 24 years working with buyers from Colombia, Mexico, Venezuela and the rest of Latin America, in Spanish, with support before and after closing.
