The development

Continuum Club & Residences: 198 residences in North Bay Village's first branded tower

North Bay Village only approved its first luxury branded development in 2020, after the island's rezoning. Continuum Club & Residences occupies that single position: 198 residences and penthouses with 1 to 4 bedrooms, between 850 and 4,000 interior square feet, spread across four residence collections. The tower is 5 minutes from Miami Beach and 15 from Design District and Bal Harbour, with an estimated 2027 delivery and prices from USD 1,200,000.

The development is by Continuum Company and Aksoy Holdings — Continuum Company is the same group behind Continuum South Beach, and this tower is presented as its natural continuation. The curvilinear architecture is by Bernardo Fort-Brescia, founding principal of Arquitectonica, with interiors by Funda Durukan (Durukan Design) and landscaping by Martha Schwartz (MSP) — a combination of firms well known for branded waterfront development in South Florida.

The 300 feet of private coastline include the Island Walk, the tower's own landscaped pedestrian promenade, plus 80 feet of protected view corridors designed to preserve the privacy and water views of every residence. The area already has its own infrastructure — police, fire and schools already operating — something not every pre-construction island in Miami can offer from day one.

Investment opportunity

Why invest in this area?

North Bay Village was only rezoned to allow luxury branded development in 2020, and Continuum Club & Residences is the first to take that position. It's a complete island within Biscayne Bay, with its own infrastructure (police, fire, schools) already operating and direct access via the John F. Kennedy Causeway to Miami Beach and Downtown Miami. When an area newly cleared for luxury branding has only one approved development, the buying case isn't the promise of more supply to come: it's that, for now, there's no equivalent option on the same island.

Frequently asked questions

It's the first luxury branded development approved in the area since the 2020 rezoning, located on an island with 300 feet of coastline within Biscayne Bay.

10% reservation, 10% on signing the contract, 10% at construction start, 10% when the building tops off, and 60% at closing in 2027. We guide you through the whole process as a foreign buyer.

Prices start at USD 1,200,000, with floor plans from 850 to 4,000 sq ft and 1 to 4 bedrooms, from Bay Lofts to Penthouses with unobstructed views.

We can't resolve that difference with the material we have: they're two figures from the same developer in two different documents. We keep the one already published here (USD 1,200,000) and confirm the current list price with you in writing before you reserve — don't rely solely on any website, including this one.

For now we only have the aggregate range per collection (Bay Lofts & Tower Residences, Sky Residences, Penthouses) that the developer already publishes — not a plan set with a model-by-model breakdown. Ask us for the individual floor plans and we'll send them as soon as the developer publishes them.

PFS Realty is one company for the entire process: financing, purchase, property management and insurance. We've spent more than 24 years working with buyers from Colombia, Mexico, Venezuela and the rest of Latin America, in Spanish, with support before and after closing.
