Edgewater, Miami, FL
Cove Miami on Biscayne Bay, at 456 NE 29th St in Edgewater: its facade and its residences and common interiors, inspired by the lines of a yacht.
Developer's conceptual renderings; the last photograph is a real aerial shot of the area.
A 40-story tower in Edgewater, with wave-like slabs inspired by naval design and residences that look straight out over the bay
Cove Miami is developed by SB Development Group and Hazelton Capital Group, with Kobi Karp Architecture handling the architecture and Dieguez Fridman Design the interior design. The tower has 40 floors, 116 residences, 8 private office suites for working from the building, and 8 private cabanas by the pool — figures the developer itself publishes, not an estimate.
This isn't a tower of identical stacked slabs by design: the developer explains that the architecture of ships and cruise liners inspired the facade, with slabs that aren't all horizontal —some are sloped— so the building reflects the waves of the sea instead of repeating floor after floor. The same idea shows up on the amenity deck, where the facade line curves between the pool and the gym.
The building is at 456 NE 29th St, in Edgewater, between I-195 and I-395, with direct views of Biscayne Bay. The floor plan set publishes 5 residence types —from 2 to 4 bedrooms plus den, spread across floors 8 to 38— with interiors from 1,345 to 2,765 square feet and their own balcony in each one. The full table, with the exact size of each type, is further down this page.
Total residences and floors per the developer's brochure (p. 12); residential levels per the floor plan set — see the note about the one-floor difference from the Spanish brochure's summary.
*Neither the brochure nor the floor plan set publish a price in dollars: this is PFS Realty's figure (projpages-es.json), not confirmed against a developer document. The brochure doesn't publish a delivery date either — PFS Realty's figure says 2025, but the developer's own payment-schedule slide places delivery in 2026. In pre-construction both figures shift — confirm them with us and against the contract before signing.
All three, confirmed in the developer's brochure (p. 12 and profiles on p. 34–37).
Confirmed against the developer's own payment-schedule slide — it matches the structure PFS Realty works with. Confirm it against the contract too before signing: in pre-construction the schedule can be adjusted.
From 2 bedrooms to 4 bedrooms plus den, all with their own balcony and views of Biscayne Bay or the Miami skyline. Tell us which type interests you and we'll tell you what's available.

Cove Miami is at 456 NE 29th St, between I-195 and I-395, with direct views of Biscayne Bay — steps from Wynwood and the Miami Design District, in Edgewater.
Resort-style infinity pool with private cabanas, a wellness spa, a gym with a spinning studio, and a screening room — the developer publishes the full list, with no need to add anything else.
Amenities and renderings per the developer's brochure (p. 13–27) · subject to change. *Turnkey short-term rental management is PFS Realty's offering for this development, not an amenity the brochure lists; rental rules are set by the condominium declaration — see Frequently Asked Questions.
Edgewater sits between two of Miami's highest-foot-traffic corridors: the Miami Design District, with more than 170 luxury stores and more than 20 million visitors a year, and Wynwood, with more than 6 million visitors a year for its street art and nightlife. Cove Miami is steps from both, on Biscayne Bay, and minutes from a Brightline station —the high-speed train that already connects Miami with Fort Lauderdale, West Palm Beach and Aventura, and that the operator itself projects at more than 10 million riders— plus the Citi Bike bike-share system, with more than 2,000 bikes across 160 stations. It's the kind of steady foot traffic from people with real purchasing power that sustains rental demand in a new building.
Because it locks in a pre-construction price in Edgewater, on Biscayne Bay, with the payment split into 5 installments —10% at reservation, 10% at contract, 10% at groundbreaking, 10% at top off and the remaining 60% at delivery— confirmed against the developer's own payment schedule. You never expose 100% of your capital at once.
The 10/10/10/10/60 payment structure is confirmed against the developer's own slide. The delivery date is the figure with the least certainty today: PFS Realty works with 2025, but that same developer slide places delivery in 2026. In pre-construction the date shifts — we'll confirm it with you in writing against the contract before you sign, instead of promising a year that no document backs up with certainty yet.
The floor plan set publishes 5 residence types, from Unit C (2 bedrooms, 1,345 sq ft interior) to Unit E (4 bedrooms plus den, 2,765 sq ft interior), spread across levels 8 to 38. All have their own balcony: adding the terrace, the total reaches up to 3,068 sq ft. The full table is higher up on this page.
10-foot ceilings in every living space, floor-to-ceiling windows and impact-glass sliding doors to the balcony, a custom kitchen with a Calacatta Gold marble countertop and backsplash, Bosch and Thermador appliances (or similar), a primary bathroom with a double vanity and polished Calacatta Gold marble walls, fully custom built-in closets, pre-wiring for automated shades, and a full-size washer and dryer inside the unit. The developer publishes all of this in its own brochure.
It can be rented. On the minimum term it's worth being precise: the rental rules —how many minimum days and how many rentals per year— are set by the condominium declaration, and neither the brochure nor the Cove Miami floor plan set we have detail them. Before you sign, we confirm them in writing against the current documents. If you'd also like us to manage the property after closing —including short-term rentals—, we do that too.
Yes. You do not need US residency or citizenship to buy. There are banks that lend to foreign buyers, usually with a larger down payment than for a resident, and we connect you with them. We are not financial advisors: what we do is guide you through the process and put you in front of the real financing options, on the terms each bank confirms to you in writing.
PFS Realty is a single company for the whole process: financing, purchase, property management and insurance. We have spent more than 24 years working with buyers from Colombia, Mexico, Venezuela and the rest of Latin America, in their own language and with support before and after closing. You do not have to coordinate a separate bank, broker, manager and insurer yourself.
