Brickell, Miami, FL
The Viceroy Brickell tower on the Miami River, next to Baccarat Residences, and its Viceroy-branded residences and common interiors.
Developer's conceptual renderings.
Private residences operated under license from the Viceroy hotel brand, on the same site as Baccarat Residences Miami, between Brickell Avenue and the river
Viceroy Brands, LLC owns the Viceroy® name and brand, and the developer —444 Brickell Two, LLC— is licensed to use it alongside The Related Group®'s. PFS Realty works this development with Related Group and GTIS Partners as the developers and Arquitectonica as the architecture firm. The concept is a branded residence: private units inside a building operated under the name and service standard of a Viceroy hotel, with a pool and social deck, spa and wellness, gym and fitness studios, and restaurant and lounge spaces for residents.
The site sits on the Miami River, at 77 SE 5th Street, and shares its lot with Baccarat Residences Miami: the developer's own site plan shows the two towers side by side, with a third volume marked "Future Tower," between Brickell Avenue and SE 5th Street, right in Brickell's financial district.
The floor plan set publishes 15 residence lines, spread across levels 15 through 42 (28 residential floors), from studio to two bedrooms: from 485 to 1,286 interior sq ft, and up to 1,447 sq ft including the terrace. Each line faces one of seven orientations —north, northeast, northwest, east, southeast, south or southwest— and the developer itself illustrates the eight possible views from the tower, toward Biscayne Bay, the river and downtown Miami.
*The total number of residences is the figure PFS Realty works with: neither the brochure nor the Viceroy Brickell floor plan set prints it — the developer's document publishes 15 residence lines spread across levels 15 to 42, with no building-wide total. The rest of the figures in this block do come from their documents.
*Price and delivery are also not published by the brochure or the floor plan set: they are PFS Realty's figures (projpages-es.json). In pre-construction, both shift — confirm them with us and against the contract before signing.
†The brochure's legal disclaimer confirms that the developer —444 Brickell Two, LLC— is licensed to use The Related Group's name alongside Viceroy's. GTIS Partners and Arquitectonica are the developer and architecture firm PFS Realty works with (projpages-es.json); they are not named in the brochure or the floor plan set reviewed for this page.
*This is also not in the brochure or the floor plan set: it's the structure PFS Realty works with (projpages-es.json). Confirm it against the contract before signing.
The 15 lines are spread across seven distinct orientations, from levels 15 to 42. The developer itself illustrates the eight possible views from the tower —toward Biscayne Bay, the Miami River and downtown—; tell us which one interests you and we'll tell you what's available.

Brickell is Miami's financial district and the city's most in-demand rental address: it's home to banks, consulates and corporate headquarters, and the tenants that fill them have high purchasing power. Viceroy Brickell sits on the Miami River, on the same lot as Baccarat Residences Miami, between Brickell Avenue and SE 5th Street — steps from Brickell City Centre and Mary Brickell Village, and from the Metrorail and Metromover that connect to the rest of the city. It's a branded residence operated under the service standard of a Viceroy hotel, designed for the owner who wants management —including rentals— handled by a third party rather than themselves.
It means the building is operated by the developer —444 Brickell Two, LLC— under license from Viceroy Brands, LLC to use the name and service standard of Viceroy hotels, alongside The Related Group's. In practice, that translates into a tower with concierge service, pool and social deck, spa, gym and lounge spaces operated under that standard. This development's brochure doesn't detail specific membership benefits (such as discounts at other Viceroy hotels); if the developer confirms them later, we'll add them here.
It can be rented. On the minimum term it's worth being precise: the rental rules —how many minimum days and how many rentals per year— are set by the condominium declaration, and neither the brochure nor the Viceroy Brickell floor plan set we have detail them. Before you sign, we confirm them in writing against the current documents, since that's what the income model you're counting on depends on. If you'd also like us to manage the property after closing —including short-term rentals—, we do that too.
The floor plan set publishes 15 lines, all spread across levels 15 to 42: four studios from 485 to 539 sq ft, several one-bedroom formats between 551 and 862, and four two-bedroom units between 1,030 and 1,286. With the terrace, the total reaches up to 1,447 sq ft. Bathrooms range from 1 to 2. The full table, with each line's orientation, is higher up on this page.
It depends on the line, which is why the floor plan table includes it: there are seven distinct orientations among the 15 residences, from north to east, passing through northeast, northwest, southwest, south and southeast. The developer illustrates the eight possible views from the tower, toward Biscayne Bay, the Miami River and downtown, so it's worth choosing the orientation before the floor.
The structure PFS Realty works with is 20% at contract signing, 10% at 90 days and the remaining 70% at closing, with delivery estimated in 2026. Neither the price, the payment plan, nor the delivery date are published by the developer's brochure or floor plan set, so in pre-construction those figures shift — confirm them with us and against the contract before signing instead of taking them from a website.
This development is positioned as a furnished, rental-ready residence, but the brochure and floor plan set we reviewed are just layouts and areas: they don't publish a finishes package (appliances, flooring, furniture) the way other Brickell developments we sell do. Before you sign, we confirm the exact details against the developer's purchase agreement.
Yes. You do not need US residency or citizenship to buy. There are banks that lend to foreign buyers, usually with a larger down payment than for a resident, and we connect you with them. We are not financial advisors: what we do is guide you through the process and put you in front of the real financing options, on the terms each bank confirms to you in writing.
PFS Realty is a single company for the whole process: financing, purchase, property management and insurance. We have spent more than 24 years working with buyers from Colombia, Mexico, Venezuela and the rest of Latin America, in their own language and with support before and after closing. You do not have to coordinate a separate bank, broker, manager and insurer yourself.
