The development

The St. Regis Residences: 170 residences in two elliptical towers facing the sea

435 feet of oceanfront and 4.7 acres in Sunny Isles Beach, with St. Regis butler service in every residence

The St. Regis Residences, Sunny Isles Beach, Miami, are two elliptically shaped towers — a silhouette that, according to its architect Bernardo Fort-Brescia of Arquitectonica, "depicts the Earth's elliptical path" and defines the city's skyline from the sea — on a 4.7-acre site with 435 linear feet of direct oceanfront, between the Atlantic and the Intracoastal. The South Tower holds 170 residences with 2 to 5 bedrooms, with delivery estimated for 2028; a North Tower, in a second phase, will add more units with delivery projected for 2029.

The interior design is by Anastassiadis, the studio of Patricia Anastassiadis, with landscape design by EDSA. Developed by Fortune International Group y Château Group —the same duo behind The Ritz-Carlton Residences, Sunny Isles Beach, a few blocks north—; the entity registered as Developer in the condominium documents is La Playa Beach Associates, LLC, which operates under a license from Marriott to use the St. Regis brand. The project is not owned by Marriott International, nor is it developed or sold by Marriott.

Every residence carries St. Regis butler service, introduced more than a century ago at the St. Regis New York by John Jacob Astor IV: personalized, anticipatory attention, today extended to signature brand rituals such as afternoon tea and the sunset Champagne sabering ceremony. The lobby, nearly 10,000 square feet, is a sequence of art-filled indoor and outdoor spaces, with the signature restaurant and its oceanfront terrace on the same level.

Investment opportunity

Why invest in this area?

The St. Regis Residences is the first oceanfront residence by the oldest luxury hotel brand in the United States in Sunny Isles Beach. There are only 170 residences on 4.7 acres with 435 feet of direct oceanfront — a site of that size, on that stretch of coast, can no longer be replicated. The location sits between Bal Harbour Shops and Aventura Mall, South Florida's two leading luxury retail destinations, minutes from Miami Beach and two international airports. On short-term rentals, the material available from the developer does not yet publish a specific clause: we confirm the applicable rules against the condominium bylaws before you sign, instead of announcing a rule that no document supports today.

The material available from the developer does not yet publish a specific clause on short-term rentals for this development. You don't need U.S. residency or citizenship. Some banks lend to foreign buyers, usually with a larger down payment than a resident's, and we connect you with them. We are not financial advisors: we guide you through the process and put you in front of the real financing options, with the terms each bank confirms to you in writing.

PFS Realty is a single company for the whole process: financing, purchase, property management and insurance. We have spent more than 24 years working with buyers from Colombia, Mexico, Venezuela and the rest of Latin America, in their own language and with support before and after closing. You do not have to coordinate a separate bank, broker, manager and insurer yourself.
