The Standard has been around since 1999 and opened in Hollywood, New York, London, the Maldives, Ibiza and Bangkok before reaching Brickell. What you buy here is not just a condominium: it is a residence inside that operation. The concierge is run by The Standard Hotels team, and as a resident you get 25% off room rates at their hotels worldwide and 10% off food and beverage.

The tower is by Arquitectonica. Bernardo Fort-Brescia described it as «a blend of organic forms that appear to dance in the sky to complement the existing Brickell skyline», and that is literally what you see: curved louvers wrapping the entire building. Interiors are by Matt Goodrich with Standard International. The residences run from level 11 to 41, and above them sit 32 penthouses, eight of which are upper penthouses with 10-foot ceilings.

The address is 690 SW 1st Avenue, on the bank of the Miami River. The Underline Park is right up against the building, the Metrorail and the Metromover are a two-minute walk, and Brickell City Centre and Mary Brickell Village are close by. The international airport is about 12 minutes by car. Inside each unit: 9-foot ceilings, imported porcelain, keyless entry, Miele appliances and Italkraft cabinetry in kitchen and bathrooms.

Brickell is Miami's financial district and the address with the most rental demand in the city: it concentrates banks, consulates and corporate headquarters, and the tenant who fills them has high purchasing power and renews the lease. This building sits on the riverbank, the part of Brickell still being built, with the Underline Park right there and the Metrorail and the Metromover a two-minute walk away. From here Downtown, Coconut Grove, Coral Gables and Wynwood are ten to fifteen minutes, South Beach and Key Biscayne fifteen, and the international airport twelve.

In practice that is three concrete things: the concierge is managed by their team, the interiors and common areas are by Matt Goodrich with Standard International, and as a resident you get 25% off room rates at their hotels worldwide and 10% off food and beverage. It is what this building has and no other in Brickell does.

It can be rented. On the minimum term it is worth being precise: the rental rules —how many days minimum and how many rentals per year— are set by the condominium declaration, and the material published by the developer does not spell them out. Before you sign we confirm them for you in writing against the current documents, because your income model depends on it. And if you also want us to manage the property after closing, we do that too.

The floor plan set publishes 12 lines, from levels 11 to 41: a 491 sq ft studio, several one-bedroom formats between 548 and 727, and two-bedrooms from 960 to 1,225, some with a den. With the terrace the total reaches 1,386 sq ft. Bathrooms run from 1 to 2. Above level 41 sit 32 penthouses, eight of which are upper penthouses with 10-foot ceilings, whose layouts the developer has not published yet. It depends on the line, which is why the layout table includes it. Lines 02 and 09 face northwest, toward the Miami River and Downtown; 03 faces north; 04 northeast; the 05s east; 06 and 08 southeast, toward Biscayne Bay; the 07s south; and 01 west. In a Brickell tower orientation changes both the view and the afternoon sun, so it is worth choosing it before the floor.

The plan is 20% on signing the contract, 5% at 90 days, 10% at topping off and the remaining 65% at closing. Estimated delivery is 2027. In pre-construction dates move, so confirm it with us and against the contract before signing rather than taking it from a web page.

9-foot ceilings, imported porcelain flooring throughout the unit and keyless entry. Kitchens are Italkraft, with an integrated paneled refrigerator, quiet dishwasher, ceramic glass stovetop, built-in speed oven and zero-radius stainless steel sink; the appliance package is Miele. The en-suite bathrooms have Italian-designed Italkraft cabinetry, and the primary bedrooms have generous walk-in closets in select units.
