Units range from 2 to 4 bedrooms, plus a limited collection of only 4 waterfront townhomes of 2 and 3 stories, with a private pool or jacuzzi — from 1,778 to more than 4,500 interior sq ft.

Developed by BGI Companies / Blue Road, with architecture by Spina O'Rourke + Partners. The address is 4714 N. Flagler Drive, in West Palm Beach. The project is 100% capitalized with no bank debt, and structured as an investment eligible for the EB-5 program through a Regional Center approved by USCIS (I-956F).

Every residence has a glass terrace with a summer kitchen, plus hurricane-resistant floor-to-ceiling windows and sliding doors. The kitchens are Italian-designed Italkraft, with appliances from SubZero and Wolf of professional quality, and the bathrooms have spa-style finishes. The building also adds a private dock with access for owners' boats.

The two Residence C rows are the same interior with two different terraces: the developer provides a separate sheet for floor 7, with an extra terrace tray on the primary bedroom side. The file for the 8–18 sheet is named “Floors 7-18”, which contradicts the existence of that second sheet; we publish both and do not choose on the developer's behalf. Confirm which one applies to the specific unit before signing. Residence D is the only one of the four without a half bath.

“LPH” stands for Lower Penthouse, the label on the plan itself. The terrace figures are the total printed on each sheet and already add up every section: LPH-A splits its own across three terraces and LPH-B across two, one of them a continuous 157’-2” strip along the living and dining room.

It is the only townhome model the floor plan set includes, even though the Fact Sheet describes a collection of townhomes “two and three stories”, in the plural — if there are more models, they are not in the documentation we have.

Alba Palm Beach is at 4714 N. Flagler Drive, on the west bank of the Intracoastal Waterway, with direct views east toward Palm Beach Island. If you saw the USD 800,000 figure associated with Alba, that is not the price of a residence: that is the EB-5 program investment amount, which is a different thing and is explained in the next question. The published payment plan is 30% at purchase contract signing and 70% at closing.

They are not the same, and it is the point where people get confused most, so here it is with numbers. Buying a residence at Alba is a real estate purchase: from USD 2,500,000, and what you receive is the property. The EB-5 investment is a different transaction: according to the 2025 development documentation, USD 800,000 of investment plus USD 70,000 in administrative fees, which are not paid for an apartment but placed through the USCIS-approved regional center that backs this development, under form I-956F. You can do one, the other, or both, but one does not include the other. The program's amounts and requirements are set by USCIS and they change: confirm the current figures before moving any money.

That the way out to the Atlantic Ocean has no fixed bridges. Alba is on the west bank of the Intracoastal Waterway, with a private dock, and from there you reach the ocean without any bridge clearance limiting which boat can go in or out — it is the practical difference between owning a boat and being able to use it. Estimated delivery is 2026 and the development is already under construction. One data point worth looking at: the developer declares it 100% capitalized with no bank debt, which takes off the table the risk of the work stalling over financing — the most common reason a pre-construction project in Florida runs late. Even so, in pre-construction every date is a developer's estimate and can move: confirm the current construction status with your advisor before deciding, and don't take the date from a web page.
