The development

Downtown's most complete, income-ready new building is already a reality

Flow House offers 466 fully furnished, sustainable residences designed to generate income from day one.

Every unit is equipped and ready to live in or rent, in an area of high appreciation and low vacancy driven by strong rental demand (30-day minimum). Flow House is the only fully completed new building in Downtown Miami, located in the heart of Miami Worldcenter, the second-largest urban development in the United States.

The building combines modern, functional, sustainable design with eco-friendly finishes and custom furniture for every home. With 9-foot ceilings, floor-to-ceiling windows, gourmet kitchens, an included washer and dryer, and private balconies in select units, every residence is designed to maximize comfort and value. Flow House is more than a building: it's a home that inspires, where life flows between wellbeing, community and sustainable profitability.

The 30% down payment is what all three of the project's documents state. Two different names appear as the party responsible for the development, depending on the source: the fact sheet the developer provided names Oneworld Properties, and the project's published listing names Flow y Merrimac Ventures. Both are shown because we couldn't determine which one signs the sale; we'll confirm the exact entity before you reserve. The architecture names come from the project's published listing: the developer's fact sheet leaves that field blank.

The sq ft and m² in each row are what the corresponding plate in the developer's plan set prints, not a conversion of our own. A dash in the terrace column means that plate doesn't publish exterior area: several models expressly state they carry no balcony on the floors they show (W6, W17, W10, W19 and WA23 across the whole range shown; WA10 on floor 02; WB1 on floors 03 through 05). The m² is left blank in two rows because in those two the plate contradicts itself: on WA9 the interior plus the terrace don't add up to the total the same header prints, and the legal footer on that same page states a third, different figure; on WB4 the m² column doesn't convert from the sq ft column. Both are pending the developer confirming which figure is correct, and until then we'd rather leave the gap than fill it with a number of our own.

The set also catalogs two alternate layouts, "WB3 Optional Split" and "WB4 Optional Split": the same footprint as WB3 and WB4 divided behind a second foyer into two sections with independent access. They aren't separate models and their own plate doesn't publish an area, so they don't take a row in the table.

Table coverage: fourteen models for 466 residences spread across 41 floors. Each model repeats on many floors — the plates reference them by line, 01 through 12, rising from floor 02 up to 41 — so fourteen plates are enough for a building this size, but they aren't the closed list of everything the developer sells. Data that confirms it: the project's campaign material puts the building's smallest unit at 307 sq ft, thirty-three below the smallest studio that came in the plan set (W19, 340 sq ft). We publish what can be cited plate by plate and note the rest instead of picking one figure and staying silent on the other. The same material also cites a ceiling of 959 sq ft, which is contradicted: both the plan set and the project's published listing agree on 1,165 sq ft of interior for the largest model. Price and availability per unit: on request.

Location

Inside Miami Worldcenter, in Park West, north of downtown Miami

Flow House sits inside Miami Worldcenter, the mixed-use complex that spans several blocks of the Park West neighborhood just north of Downtown Miami, and which the project's material describes as the second-largest urban development in the United States. It's the kind of location that doesn't depend on a car: the Brightline station is a three-minute walk away, and Brickell is ten.

What's nearby

  • Brightline: a 3-minute walk, with connections to Fort Lauderdale, West Palm Beach and Orlando
  • Apple Store: a 1-block walk, the brand's second-largest store in the United States
  • Museums and the arena: a 5-minute walk
  • Brickell and the financial district: a 10-minute walk
  • Wynwood: a 5-minute drive
  • Miami's beaches: a 15-minute drive
  • Miami International Airport: a 15-minute drive

Times as stated by the developer in the project's fact sheet. They're on foot or by car as noted on each line, and don't account for traffic.

Frequently asked questions

Yes. It's a completed development, not a pre-construction sale off plans. The project's material describes it as the only new building in Downtown already finished, with delivery stated as 2025 and residences delivered finished and furnished. What gets confirmed unit by unit, not for the building as a whole, is what's available today.

Yes. Buyers from Colombia, Mexico and Venezuela close this type of deal every month. We support you through the entire process from your country: financing for non-residents, legal and accounting handling, and structuring the purchase.

30% down and 70% balance, on a price starting at USD 470,000, with the unit already built and ready. The 30% is what the developer's material states; the remaining 70% isn't broken down into stages in any of its documents, and since it's a completed building there's no construction progress to phase, so the balance is paid at closing. We'll confirm the current plan against the contract before you sign.

Because the project's sources don't say the same thing, and we'd rather show that than pick one number and stay silent about the other. The developer's plan set documents fourteen models, from the smallest studio at 340 sq ft to the largest two-bedroom at 1,165 sq ft interior — 1,305 with terrace: that's the table we publish, because it's the one that can be cited plate by plate. The project's campaign material, on the other hand, puts the building's minimum at 307 sq ft, and since fourteen plates don't account for a 466-residence building, that model can exist without being in the set. The 959 sq ft ceiling that also circulates is contradicted: both the plans and the project's fact sheet agree on 1,165. Before you reserve, we'll confirm the exact plate and square footage of the specific unit.

Yes, with a 30-day minimum per lease. The building doesn't allow daily rentals, so it's not a weekend vacation-rental product but a monthly-stay one: executives on assignment, students, patients in treatment, families in transition. The units are delivered furnished, which is exactly what that kind of tenant is looking for. We don't publish any rental or return projection because the developer's material doesn't provide any figure we can cite.

It appears in the project's 2025 campaign material, which mentions a two-year guaranteed rental program. We don't treat it as currently in effect and we don't list it as a feature of the building: it doesn't appear in the developer's technical fact sheet, the plan set or the project's published listing, and a program like this is defined and backed by the developer, not by PFS Realty. If that part interests you, we'll confirm it in writing — whether it's still open, on which units and under what conditions — before you reserve.

The developer's available material doesn't publish the maintenance fee amount. We'll confirm it in writing, along with what it covers, before you reserve. In a building with 46,100 sq ft of amenities, it's a number worth having up front, not at the end.

PFS Realty is a single company for the whole process: financing, purchase, property management and insurance. We have spent more than 24 years working with buyers from Colombia, Mexico, Venezuela and the rest of Latin America, in their own language and with support before and after closing.
