Midtown Park is the second branded residence from Proper Hospitality, after the Austin Proper Residences. Its signature tower, at 30 stories, has a wave façade designed by Arquitectonica, with interiors by Meyer Davis Studio — the same studio behind the 5,000-square-foot lobby, 16-foot ceilings and 150 feet of glass frontage over Midtown Boulevard.

Developed by Rosso Development and Midtown Development. There are 288* residences from studio to three bedrooms, plus a Private Collection of four- and five-bedroom penthouses with 20-foot double-height ceilings, rooftop terraces, gardens and private pools — something no unbranded condominium in the area can offer.

The address is 3055 N Miami Ave, in the heart of Midtown Miami, steps from the Design District, Wynwood and Edgewater. The full development spans five mixed-use acres, with more than 100,000 square feet of ground-floor retail, one acre of parks (East Park, West Park and two tree-lined promenades) and a cobblestone entrance with valet service from Midtown Boulevard.

That means membership and preferred rates across their hotel portfolio, a Culture Concierge with access to Miami events, and a recognized operator that supports resale value against an unbranded condominium in the same area.

The reservation deposit depends on unit size: USD 50,000 for one bedroom, USD 75,000 for two and USD 100,000 for three. After that: 20% at contract signing, 10% at groundbreaking, 10% six months later, 10% at top-off and 50% at closing. A staggered schedule that spreads the investment across construction, instead of demanding everything upfront.

The plan set publishes 12 standard lines, from a studio-style Jr. Suite (588 sq ft) to three-bedroom residences (2,385 sq ft), with 1 to 3.5 bathrooms. The Private Collection of penthouses ranges from three to five bedrooms, with 20-foot double-height ceilings, rooftop terraces, gardens and their own pool. Ceilings over 9 feet, floor-to-ceiling impact windows and sliding doors, wood-look porcelain flooring, and a kitchen designed by Meyer Davis Studio with Italian cabinetry, imported quartz and Sub-Zero Wolf appliances. The primary bathroom has a glass-enclosed double shower and Jade ceramic walls. Three-bedroom residences and the Private Collection add a full laundry room and a freestanding bathtub.

The developer's brochure allows short-term rentals, subject to each owner obtaining a certificate of use from the relevant agency and complying with applicable zoning — it does not set a minimum number of days in its own text. PFS material points to a more specific rule of a 30-day minimum, up to 4 times a year; we confirm it against the condo declaration before you sign. If you also want us to manage the property after closing, we do that too.
