It sits at the mouth of the Miami River, steps from Brickell and Brickell City Centre. The developer is Fortune International Group - KAR Properties, with Rafael Viñoly as architect, Bryan O'Sullivan Studio handling the interiors and Sasaki handling the landscape design; exclusive sales and marketing is handled by Fortune Development Sales.
The 406 residences range from 1 to 4 bedrooms, plus the River Loft, Sky Loft and Penthouse collections, with 10-foot-deep terraces, floor-to-ceiling windows and kitchens with custom Italian cabinetry and Gaggenau appliances. The project has 327 linear feet of frontage on the Miami River, with direct nautical access to Biscayne Bay and a dedicated marina concierge. According to PFS's sales material, this is a purely residential development, with no condo-hotel format or short-term rentals — a restriction that doesn't appear in the developer's own material that we reviewed, so confirm it with us before deciding based on it.
Hospitality management is handled by Faena, with permanent concierge and butler service, and its own cultural program with works commissioned from artists such as Juan Gatti and Andrés Reisinger integrated throughout the building. The published address, 90 SW 3rd Street, is the project's sales gallery — the towers' residential address hasn't been confirmed by the developer yet.
Its location offers direct nautical connectivity to Biscayne Bay from its 327-foot private dock, plus quick vehicle access to Brickell (2–5 min), Downtown Miami (5–8 min), the Design District and Wynwood (10 min), Miami Beach (12 min) and Miami International Airport (15 min).
The schedule is 20% at contract, 10% at 120 days from signing, 10% at 1 year from signing and 10% at residential topping-off, 50% in total before delivery. The remaining 50% is paid at closing and handover of the property, estimated for 2029. This schedule matches exactly the developer's dated document; the estimated delivery isn't confirmed by the developer and may change.
