The William is the most accessible way into this part of Miami: studios from 552 sq ft and residences of up to three bedrooms, in a 26-floor tower of 374 units. This is not three hundred repeated layouts — the floor plan set has 19 distinct layouts, with private terraces on the lower floors and open views from floor 10 up.

Location is the argument: North Miami Beach sits between Aventura and downtown Miami, minutes from the beaches of Sunny Isles and Bal Harbour, with direct access to I-95, SR-826 and the Florida Turnpike, and with the Brightline station nearby to reach Fort Lauderdale, West Palm Beach and Orlando without a car. South Florida's two international airports are one on each side.

The exterior design is by Carlos Ott —the architect of the Opéra Bastille in Paris, with work on five continents— with Behar Font & Partners as architect of record and Urban Robot on interiors. It is developed by Blue Road e Ilia Development Group. Inside: Italkraft kitchens in tobacco walnut with Bosch appliances, Hansgrohe fixtures in brushed black chrome, imported porcelain floors, and a washer and dryer in every unit.

Why is North Miami Beach a strategic area?

We're in a privileged location, because you know the city has been growing from north to south, and North Miami Beach has become a high-growth area because I have Aventura right next door, and Aventura can't grow north anymore because we'd cross into another county. Now Aventura is moving toward this area, where the city and the state are putting more than 3 billion dollars into road infrastructure, simply to increase mobility, which is another very important point.

I have SoLé Mia, which is 3 minutes away. I have the north campus of Florida International University. I have the mall — for better or worse — Aventura, which is 6 minutes away. I have the highway, so, I have everything. So, this is a very important area.

What sets The William's architecture and pricing apart?

One, the location. Two, the architecture: architecture by Carlos Ott, one of the best architects in the world, who right now is building the tallest tower in the southeastern United States, here in Miami, of more than 10 stories, at Waldorf Astoria. So, he's our design architect.

I have competitive prices, Patricia, you've seen it, you've bought from us: right now we're at 850, 875 dollars per square foot, compared to the rest of the projects. And this is an accessible luxury project, wonderful.

What advantages do The William's owners have?

My other differentiating features: I hand over parking spots, I don't sell them. My parking spots are assigned to the units. So, whether you have the studio, one, or two bedrooms, you get an assigned parking spot plus valet. My HOA or monthly maintenance fee is $1.20 per square foot, competitive.

The rental restriction: I'm strictly residential, and I do like that, because it's a different business model. We have a three-month minimum, so, four times a year with a three-month minimum, and that helps us maintain and preserve the integrity of the project. So, that's super key.

What does the location offer in transportation and finishes?

On top of that, I have the Brightline train station 6 minutes away too, right in front of Aventura Mall, and today the trend is for Brightline to become — and Brightline is the fast train that connects the city from south to north and goes all the way to Orlando — a mass transit system: if I go south, it's 14 minutes to Government Center; from there I take the People Mover, and in 20 minutes I'm at Brickell City Center. If I go north, in 30 I'm in West Palm Beach. So it really helps, and it's very important.

That makes The William a highly competitive project, and it's accessible luxury: top-quality finishes. I still work with ItalKraft, which stands by us faithfully on high-end products. I have it right here. German appliances too. So we're doing very, very well.

Why is The William a good investment?

What I really love about The William is that it's a project that I think fits our clients, whether it's to live in — the excellent location —, whether it's to have as a second home, with all the amenities around it, with everything you're saying can be done, to have it as an investment. I find all these points we keep mentioning, that are happening in the area, spectacular. We always mention them, because this is the type of tenant we're going to have here.

So, we have the medical sector, people working in Aventura, we have different types of companies: Palantir is arriving — or has just arrived — with more than 2,500 employees in the area. The strategic location is very close to the beach, and for those who also want it as a second home and rent it out during the cold seasons up north, for three or four months, I think that's excellent, super important, because it also helps not only cover, let's say, the expenses, the costs of the apartment, and what you're saying, they get to enjoy it too.

Also, for the investor, Patricia, it's super key, because you mentioned Palantir: here we have three anchors, so, three captive niches for that future investor of tenants. You have Palantir, you have UHealth SoLé Mia, and you have the north campus of Florida International University. So as an investment, it's an extraordinary investment. Why? Because on top of that, the appreciation, the value growth, is going to be much higher. So, you have to take advantage of this moment for the dollar, which is in a great spot back home, in Colombia, where it's currently at 3,200 pesos. Great.

What parks and natural spaces surround The William?

The William is located just minutes from Oleta River State Park, the largest urban park in Florida: 418 hectares for people who love nature, water sports like kayaking — where the lake meets the sea. It's a spectacular spot for cycling, for walking, a preserve that can never be built on.

What does SoLé Mia bring, and the rest of the area?

Another very important area very close to The William is SoLé Mia. It is being built by the Soffer family, the same family that built Aventura Mall and developed the city of Aventura. SoLé Mia is a city within a city, and on top of that it will have a major dining scene, top-tier restaurants with recognized chefs, and a very important piece: a healthcare system.

It has a hospital that has already opened and is already running: it's the University of Miami hospital, home to the very important Bascom Palmer, the number-one eye institute in the United States. It also has the Sylvester Cancer Institute, which is very strong in everything related to cancer and to research development.

Why do I like to mention it? I like to mention it because these are the kind of tenants, the kind of people, who are going to be living in The William. This is the buyer we're going to have here.
