Bal Harbour was incorporated in 1946 as South Florida's second planned municipality after Coral Gables. In 1965, Stanley Whitman opened Bal Harbour Shops there, the first exclusively luxury shopping center in the United States, on what had been a World War II army barracks site. In 1971, Neiman Marcus chose Bal Harbour Shops for its first store outside Texas.
Today Bal Harbour Shops brings together more than 100 flagship stores — Chanel, Gucci, Prada, Louis Vuitton, Saks Fifth Avenue and Neiman Marcus among them — and in 2025 marked its first 60 years as a benchmark for luxury retail in the United States.
The residential inventory carries the same character: Harbour House, standing since 1964 with 452 oceanfront units, and Bal Harbour Tower are examples of the municipality's historic oceanfront towers. The St. Regis Bal Harbour Resort & Residences, delivered in 2012 across from Bal Harbour Shops, is the most recent significant addition to the area's residential profile.
Bal Harbour is a small, walkable, low-density municipality between Surfside and Sunny Isles Beach, minutes from Aventura and its broader retail offering.
Bal Harbour currently has 126 active condos for sale across the whole MLS, one of the broadest inventories among northern Miami-Dade's luxury enclaves. Of those 126 units, only 1 is new construction — evidence of an already-mature market, held up by buildings that have stood for decades.
That combination — broad inventory with almost no new construction — is typical of a small, already-built municipality with no more oceanfront land available. Value here comes from location and the enclave's name, not from product novelty.

Bal Harbour is a small, exclusive municipality, incorporated in 1946, home to Bal Harbour Shops since 1965 — one of the highest-grossing luxury shopping centers per square foot in the United States. Its residential market is mature and low-turnover: 126 active condos for sale, but only 1 new construction. Buying here isn't betting on future development: it's getting into an already-established enclave, with a limited beachfront that leaves no room for more building.
Who buys in Bal Harbour? High-net-worth buyers looking for an exclusive, low-density oceanfront enclave; Investors who prioritize the stability of a mature market over the upside of a developing area; International families who already frequent Bal Harbour Shops and want a fixed oceanfront base; Buyers who value the history and prestige of towers like the St. Regis Bal Harbour or Harbour House.

Bal Harbour is a mature market, not one expanding: value comes from scarce oceanfront land and the enclave's name, not from new projects arriving. We don't guarantee returns: we help you evaluate each opportunity against real market data.
Because it's a small municipality, nearly fully built out, with a limited beachfront. Of the 126 active condos today, only 1 is new construction — the exception, not the rule.
