PFS doesn't have pre-construction projects of its own in North Bay Village today; the town concentrates several developments from other developers, from towers in pre-construction to the already-approved Ritz-Carlton project.
North Bay Village incorporated on August 1, 1945, across three artificial islands — Harbor Island, North Bay Island and Treasure Island — created by dredging and fill starting in 1940. Before then, the only dry land in the area was Broadcast Key, a 5-acre island from which pioneering radio station WIOD began broadcasting in 1926.
That radio origin gave the town its nickname, the 'Radio City of South Florida.' By the mid-20th century, its restaurants and nightclubs became a destination for celebrities like Frank Sinatra and Judy Garland, in a golden era of nightlife on the water.
Today the town is going through an active refresh: Continuum Club & Residences, a 32-story tower with 198 residences, and Shoma Bay, 21 stories and 333 units, are underway, while Tula Residences — delivering in the fourth quarter of 2026 — will be the town's first truly luxury tower. The largest project, Ritz-Carlton Residences, with two 43-story towers and 364 residences, has already been approved.
North Bay Village sits on the John F. Kennedy Causeway (79th Street), halfway between Miami and Miami Beach, with direct access to both markets and a notably more accessible entry price than its neighbors.
North Bay Village has 157 active condos for sale across the MLS today, with a median entry price of $464,500 and a median HOA of $894 a month — the lowest among the three enclaves near Bal Harbour. The median build year of active inventory is 1987, reflecting an older inventory than its neighbors.
That entry price sits alongside an inventory refresh already in motion: only 7 of 157 active condos are new construction today, but several larger-scale projects — Continuum Club & Residences (198 units), Shoma Bay (333 units) and Tula Residences (54 units, delivering 2026) — are at different stages of development, on top of the already-approved Ritz-Carlton Residences project.
