The island's only active pre-construction project today, on Brickell Key's southern tip.
Brickell Key — also known as Claughton Island — is a 44-acre man-made island created from dredge material from the Miami River in the early 20th century and consolidated into a single tract in 1943 by investor Edward N. Claughton. Swire Properties, the same developer behind Brickell City Centre, built most of the residential towers that ring the island today.
Daily life on Brickell Key revolves around the water: a continuous walking path circles the entire perimeter of the island, with open views of the bay and the Brickell and Downtown skyline, plus a private marina for residents with a boat.
Unlike mainland Brickell, the island has a single road access, so there's no through-traffic: whoever lives here only shares the street with other residents. Towers like Asia, Carbonell and Three Tequesta Point make up a mature resale inventory, while The Residences at Mandarin Oriental, Miami — on the island's southern tip, where the Mandarin Oriental hotel used to operate — is currently the only pre-construction project underway.
The location resolves the tension between privacy and proximity: Brickell, with its offices, restaurants and nightlife, is just one bridge away, and Key Biscayne is a short ride over the Rickenbacker Causeway.
Brickell Key currently has 71 active condos for sale, spread across the luxury towers that ring the island's perimeter, including Asia, Carbonell and Three Tequesta Point.
Only 1 of those active units is new construction: the island is, in practice, an established resale market. The one pre-construction project underway is The Residences at Mandarin Oriental, Miami, on Brickell Key's southern tip.
